I don't think you'll be liable as long as you had the proper deadbolts installed and made sure the area was "reasonably safe under the circumstances"

Someone tries to kick in your back door, you don't call cops. Comes back & attempts to kick in front door, find out people doing the breaking in are related to your tenant who didn't call the cops. I say you file an insurance claim for damages, press charges against intruders, evict tenants, raise rent & security deposits.

My house and several neighbors were burglarized a couple years ago. I was talking to one the other day, she told me after they caught the suspects the cops asked her if she wanted her merchandise back or if she wanted them to go to jail? WTF? This is exactly what's wrong with our country. The justice system sucks dick.
Liberal judge wanted to give the older African American men another chance. As if a fricking grown man doesn't know right from wrong. Pathetic. She told them to throw their asses in jail. I didn't know about any of this until recently because they (LEOs) never called me and told me they caught them.

this combined with the fact that thugs are kickin in your door to get money owed leads me to believe you have property in section 8 zoning?
If so, you should read your insurance policy to make sure your crime coverage isn't skimpy. Even if it's not section 8, and it's a rather bad part of town, your policy could still have exclusions in place.
Basically call your agent and ask about your crime policy on your rental properties.

it's not section 8. but it was a questionable part of town about 5 years ago. it's gotten a lot better recently
