Why would you pay earnest money if
you’re not under contract? You should easily get that money back, by the way.
It sounds like not a whole lot of this was documented, and definitely not signed.
Where wis the earnest money transaction documented?
It might not be as easy to get it back as you think.
Also, it sounds like OP's realtor really sucks at his / her job, as most of them do.

What did they do that was wrong? Did they break any laws?
Your anger is focused on the wrong people.
You should be angry at your realtor, but mostly at yourself for being an idiot.

Statute of Frauds. Real estate contracts must be in writing ; verbal doesn’t count.

Think of whatever thing about you that makes you different from them. Uh oh, oh snap, now you have a discrimination lawsuit threat to use. “You’re backing out of this because you don’t want to sell to a catholic/man/white guy/black guy/jew/etc.”.
In all seriousness, why the frick is a relocation company doing negotiating the sale of their customer’s house - did they have authority to sign on behalf of the owners? If so, then maybe the relocation company only can back out of the sale, not the owners. Some states allow for either party to back out in of the sale before certain things happen, check on that in your state. And the under contract sign in their front yard doesn’t mean jack shite, stop leaning so heavily on that. It makes you sound ridiculous.

They aren’t even speaking with their listing realtor. They didn’t get another offer. They got cold feet
This is weird. Relo companies are involved when someone is relocating because their company is transferring them to another location.

We had assumed they signed and it was a done deal. The sellers were out of the state looking for houses to buy where they are moving. I think the realtors thought they would give them a couple days to get things signed assuming they had nothing to worry about. It caught both the listing realtor and our realtor by surprise when they heard last night that they weren't planning to sign.
Now the sellers aren't answering phone calls from their listing realtor. The only communication they've had has been texting their listing realtor a way to get us our inspection fee money reimbursed to us.
Based on this information, your complaint is not with the seller, but instead a legitimate complaint against the Realtors and their Broker. It is the Brokers responsibility to make you whole, not the seller, because the two Realtors ASSUMED and took it upon themselves to have you invest money and time into a contract that they were telling you was accepted.
Now, maybe the seller did tell their realtor they accepted the offer and would sign, but that is now between the seller and the Broker ... not you. If the Realtors are saying its the Seller responsibility, they are just trying to protect themselves from their big screw up.
The scenario you are describing is the reason why some brokers will not represent the buyer and seller. Even though there are two different Realtors, they are working for, and under, the one Broker.
It sounds to me as though both Realtors involved have very little experience.

There are ways to sign things through power of attorney. Or electronic signature. It’s 2025 after all.
