We're in for a big correction IMO. Prices have been consistently going up too much in an economy that's not attracting the people it used to. It's just not sustainable.
Part of me believes what you said but another part of me says its finally time for cost of living to eat up more of your paycheck in houston like it does in nyc,la,chicago and all the other major cities. We got away with cheap housing for so long I think its finally time we all pay more

Will probably only be in this place for 2-5 years before being transferred for work, so school district isn't all that important.

I would bite bullet and commute if only there for a few years

I live in Bellaire and it is a great area. You can just hop on 59 and go straight to downtown. I would say max 20 minutes commute to work maybe around 20-30 on the way back. Hard to avoid traffic around downtown.

Oak Forest/Garden Oaks area (just north of the heights). Right outside of the loop, but not paying inner-Loop prices, 10-15 minutes from just about anywhere in H-Town. A LOT of young families
Nice area but you are inches away from a gang infested death trap neighborhood

Yea I lol at people paying those big prices for garden oaks, not even 5 minutes from there I own a couple condos I bought last year for $20k. My maid lives in one on antoine and her daughter lives in another. Im not kidding I paid $19k for one and overpaid paying $23k for the other both 800+ sq ft. Then 5 minutes away you have all these people thinking theyre getting a deal for $400k lol

if I left at 6 am, I was always at the office before 7. Now if you leave at 6:05, it might be a different story
You ain't lying. 5 minutes will make or break you in Houston traffic

Memorial area is great for families and is decently close to downtown for Houston standards... so like three hours away.

I'm looking to buy, but wouldn't necessarily be opposed to renting if it makes more sense financially.
I always suggest renting. Just a year. It's a blink. Invaluable time to research and drive out to areas. Watch the news for a year, and see where the most crime happens. There are PLENTY of mistakes to be made trying to stay close to downtown. A house inside of the loop is gonna be big baller money, and you will still be budgeting to send your kid to a private school because some campus is gonna be a shithole.
Good luck.
