Nashville OTers: any new neighborhoods?

Any new neighborhoods in the west Nashville/Bellevue area?

Looking at a possible job transfer. I lived in west Nashville a few years back and would like to go back to that area. Not opposed to Brentwood area either.

Any help is appreciated.

I'll be working just south of downtown.

i need to know what you're looking for.


westside is the bestside. there's still some VERY attractive real estate in this area and your commute will almost NEVER hit traffic.

nope.

as long as you're not looking at sylvan, belle meade or west meade.

300k is plenty to find a decent house.

what are your requirements?

if you are willing to look at temple hills, that will throw you in williamson county and your property taxes are like HALF of davidson and you get all those great public schools.

West Nashville is the best hidden treasure. What area in west nash would you suggest? I'm not in town to meet for coffee

Tell me what areas meet this criteria for under 300k.

I am not saying you're wrong, but I need to tell my real estate agent to look there for me

Temple Hills is a country club in Franklin, right? That can't be cheap.

temple hills for starters.

its essentially bellevue.

go to zillow, look up temple hills and also select 'recently sold' to get an idea of the price range.

yep, it can. tons of 70s/80s houses that might need a bit of a makeover but it should be around your budget.

hit up zillow.

i'll also look around on there for some good potential finds.

you never said how big or what your requirements are?


eta temple hills consists of older 70s/80s houses on the 'flat' golf course area that are great. don't know of any houses there that are 'ugly'.

it also consists of ugly-arse mcmansions around the periphery (way up on top of the hills on slanted property). you don't want those as they are overpriced IMO. you want the cool 70s houses on the golf course.

eta you should be flexible with your budget as this is a HOT area and anything you buy will go up in value almost immediately because of the property tax & schools. i can't stress enough how much cheaper property taxes are. subtle brag but i went from paying $2900/year for a 2800sf house in BELLEVUE to pay $2900/year for a 4200sf house maybe 3 miles from temple hills in WILLIAMSON COUNTY.

the reduction in property tax of living in williamson should help you to increase your budget if you've already taken the higher DAVIDSON county property taxes into consideration.

the house above should run you maybe $1400/year or so in taxes.

eta2 you are maybe 1 mile from the world famous loveless cafe, the entrance to the natchez trace (gorgeous), 1/2 mile from 2 of the best pubs in the area (brewhouse & corner pub) as well as the YMCA and starbucks.


all without the hassle of overdevelopment like other parts of the city/country.

I live in Bellevue and the lack of traffic is the hidden gem. If I had to endure that traffic every day coming from the East, North or South I'd punch a baby.

who cares about sylvan park?? it jumped the shark years ago and the prices in that area are beyond outrageous.

i been telling people this for YEARS on here.

i lived in traceside for 10 years and i could be downtown at my job in 19 minutes on a good day. typically more like 25 with normal traffic.

eta dont underestimate that state-of-the-art YMCA, corner pub, brewhouse, starbucks, ace and bria italian restaurant all within walking distance.

eta i just pointed out a house that is ON a gorgeous golf course with the best traffic route and schools in the state that sold 15 days ago for $333k.

i'd say that pretty much answers you.
