Construction for a clubhouse for both Lexington Estates and Lexington Park will start within the next couple months. It will include a pool/cabana at first, then will be expanded to an exercise room, meeting space, batting cages (yes, batting cages) and several other accoutrements. The developer is selling lots (mainly to builders) as fast as he can get them ready. The subdivision went through a dry spell for several years as the economy tanked, but activity today appears hotter than it was in 2007. The HOA is still rough around the edges, mainly because it's still not quite turned over to the homeowners.
The PUD filed with the city will tell you more, but expect an office/retail/convenient store to become part of the development, but who knows who long that will take.
Greg Flores is the developer. He's a good guy & isn't afraid to reject plans he doesn't like. You'll notice all homes in the neighborhood are built to stricter standards than the norm. I can't speak for Lexington Park, those will be built by Alvarez Construction but they will be held to the same standards, only the houses/lots will be smaller.
As far as traffic, it depends on where you work. I go downtown every morning & have to deal with the Nicholson/Brightside clusterfrick, but I can take River Rd as an alternate. The interstate is the only real pain, there's just no quick way to get there.
I'd say that while you're on the fringe of BR, things are fairly convenient. The new Walmart has just opened on Burbank/Bluebonnet. The mall/ Perkins Rowe are convenient. On a non-bama game day, it's takes 15 minutes to park at the Stadium. I just wish we'd get a few more restaurants out here.

They're also "supposed to be" adding a left turn lane on Nicholson at Lee/Brightside and the Tigerland entrance which will help out a ton, but I'll believe it when I see it. I work near Perkins/Essen and it takes me about 15 minutes both ways, sometimes 20.
I work in Ascension Parish. My wife works downtown.

Not sure where you are in Ascension but Tanger is about 20 minutes down Hwy 30 as long as you're not going when all the plants let out.
Yeah your wife will have a good bit of traffic depending on when she leaves. If she leaves before 7-7:30 its probably a 20 minute ride to downtown. Anytime after take River Road and its about 25 minutes.

Good, growing neighborhood. Lots of kids (which is a plus, or a minus, depending). Lots of walkers/runners and a decent selection of MILFs.
Lots of construction going on, so the roads get torn up at times.
They're about to break ground on community pool/cabana. They are also planning tennis courts and batting cages (this will be towards the front of the subdivision and will be shared with the community being developed between LE and UClub [Lexington Park]).
It is actually convenient to a lot of shopping. Perkins Rowe and MOL are only about 10-15 minutes up Bluebonnet 9depending on traffic). The WalMart and Albertson's on the corner of Burbank and Bluebonnet are convenient.

Unless it is really stacked up at Gardere/l'Auberge, I can get from LE to the MRB in about 15 minutes.

The corner of 30 and Bluebonnet is going to have a couple strip malls and gas station in the near future.

Yeah, she's about 10 minutes past the MRB downtown (hits a lot of lights and some traffic at Government). Basically goes down River Road unless there's no traffic at all on Nicholson.

I will go this way when LSU's not in session and there's not an accident on the interstate (traffic will bail and go down 30 to avoid).

Wampold owns both sides of Bluebonnet extension from the Preserve to 30. It will be interesting to see what he puts there. He's talked previously about something similar to Perkins Rowe.

I find it hard to believe HOA in U CLUB is only $900.

UC HOA has been 900/yr but it's going to increase at the beginning of the year because they are improving the pool and tennis courts and all residents will have access to them which has not been the case in the past

As long as we are dreaming, Nicholson should be 4-laned all the way to I-10 in Gonzales.
