Post Katrina tax breaks, gubmint money, incentives, etc. incentivized developers to throw up cheap but new apartment complexes. Students moved to the newer places. Owners of the older shitholes, faced with the prospect of a low utilization of their properties, chose to accept Section 8 housing to get at least some revenue from their shithole properties.

Voila! The hood moved in.

It was turning hood way before Katrina. It was maybe 50/50 students and section 8 in the late 90s early 00s.

My SIL lived in a shitty apt there about 10 years ago and my girlfriend (now wife) offered to dog sit for here when she went out of town. I insisted on staying with her and had just recently gotten my CCL. I was packin that whole weekend and never let her take the dog out by herself.

It’s gotten significantly worse since then.

You can go to nearly any city in this country and find that giant swathes of prime real estate right in the heart of that city is worthless ghetto. Section 8 is the vehicle which spreads the ghetto rot.

Tiger land is a terrible location

Most universities have that walkable from it if not directly on the perimeter

Need to knock out the shite that contributes to crime on the west side

Ed: Talking drinking locations, would be safer with drinking and driving too

Saw they had a shooting there. I had to move there after Gustav destroyed my apartment. As I walked up the stairs a little kid said, “look mama, a white boy”.
