I'm just saying if all you're going is parallel to the ground you're doing them wrong. Your hips should end up below your knees.

sounds like runners knee - you could try straps above and below the knee caps - that might help you out.

Stretch out the legs......likely that tendon that connects to the top of the kneecap

Sounds like you may have a tight IT Band that's pulling on your tendon.

If it's really bad and hurts to walk or run, stop the leg work for now, take NSAIDs, and schedule a massage with a good therapist. Have them focus on loosening your legs and glutes. Rest a day or so after and then start elliptical/stationary bike and stretching. If it still gives you trouble, foam roll the glutes and IT Band every couple days. Continue to elliptical and stretch and take NSAIDs. I would think that will take care of it. Shouldn't take much more than two to three weeks to work it out. If it doesn't get better, go see a specialist who can determine if you partially tore something.
