Yeah man if it can be fixed 119 is about right. That area is getting better but the area right off St Claude is terrible, I mean bad.

There's no way in hell I'd put a quarter million dollars in a house in that area of town. There is little to no infrastructure when talking about food stores, drug stores, medical facilities, banks, etc. You either have to cross into the Bywater area or head down to St. Bernard for most of what you need.

I read the crime reports and there's still tons of drugs and related crime due to drugs down there. My guess is there are still a good 1/4 to 1/3 of the properties down there still in need of serious work. I'd not want to be upside down from the start buying in that area.

I heard the Upper 9th referred to as "Bywater North" by a transplant. Had to laugh at that one

Marigny Annex is a good one I heard at Mi mi's.

I have also heard the part of the 7th Ward closest to St. Claude been described as "New Marigny."

tbf New Marigny has some historical reality to it, even if no one has ever ever ever ever called it that.

i think it appears on some old city maps from the early days.

There's some funny stuff on old SELA maps. I can think of a certain body of water that is still called the same thing by old timers, but is the antithesis of PC now
