Lots of possible headaches if you keep it, none if you sell it.

and I see no point on continuing to hold on to this part of my life.

Then sell it and move on

If you can sell it, do so. Sounds like a section 8 or squatter situation waiting to happen.

This. Used to rent out a trailer in the LP I lived in when I was in my 20’s; after 3 awful tenants in a row I sold it for a loss. Not worth the hassle

Basically I can rent out on section 8 for a great price but they would destroy it. My best bet is to find some old person but their terrible family would more than likely make their way living in the house also as I seen every other home nearby do.
And when they destroy it, it's on you to fix everything or your section 8 inspections wont pass and you wont get the rent $. You'll be viewed as a slum lord by the government when actually you're a victim.

Many people are telling me keep the home and rent it out but the money I’ll make is barely worth it maybe at best an extra $600 a month.

Sell the damn thing as fast as you can. Eliminate the risk of owning property you dont live in. Keeping a single property to rent out if you are not in a the rental business is a bad bad decision. Managing a single property from out of state is not worth any amount of money.
