I am looking at a piece of property that flooded by about 1 inch in 2016.
Interested in building a house on the land, but I am trying to figure how much it would cost to raise the house pad 12-24” before building.

I’m just trying to figure out the additional cost on top of typical slab work, and can’t figure out what to search for to get a decent answer. House is on the river FYI.

Any ideas?

If you need to buy mitigation credits to go along with the fill, then it could get pricy. I’ve seen credits for 14/cubic yd in Baton Rouge.

Are you asking how much in reference to cost or elevation?

can you be more specific? is there already a pad there? there was an inch of water on the ground, over the pad?

Depending on what you use and where you are in BR you’re going to pay around $10-$15 a CY to get it to the property. Then call it $5/cy to place it. For an acre you’re going to pay to haul 2,700 cy to raise it a foot and pay to place almost 2,000 cy.

So without mitigation $30-50k. Unless you pay jimbobs tractor service. Then it may be cheaper.

ETA this is worst case scenario

Yeah I know it’s easy to say that and I won’t argue. But it’s a beautiful property that flooded by 1” in the worst flood in 100+ years and it’s significantly reduced because of it.

Acre is a lot to raise though. I'd imagine 5-10,000 sq ft for a house pad. Your prices are right though

Someone else mentioned it- so I just wanted to clarify I wasn’t including that in costs.

You need to look at flood maps to determine how high to raise and how it will affect insurance rates.

as for the cost, you just have to know dimensions of the house (square feet under roof) and how high you want to raise it.

Eta: also need to know how much potential there is for foundation problems in that area with no lift before building.

why would anybody build on a plot of land that flooded a couple of years ago?

Yes there is already a pad in place and it flooded by an inch. The rest of the property is lower and obviously flooded more.

Just remember that after you raise it you’re going to have to pay for an elevation survey for flood insurance reasons.

I'd expect anywhere from $5k-7k.
