Your post is useful although the mold home test kits aren't accurate and analysis of the sample is not included in the cost of the kit.
You are correct - - Biocides/fungicides/anti-microbials are all better than bleach.

After it's completely dry cover it with some mold blocking primer from Zinsser that also has antimicrobial in it. Kilz is not nearly as effective despite what people say.

We paid a guy that had a mobile detailing unit to clean out my grandmothers house. I wanted to go with someone professional, but my mom wanted to just get it cleaned up and there were able to do it in the matter of a week or so. We hired someone professionally to come and spray the studs to treat the mold.

We use Foster 40 80 to disinfect.
Then we use Foster 40 20 to coat before sheetrock is re installed.
Both are highly effective.
Foster 40 20 has a 10 year warranty from manufacturer.

In my opinion (and EPA's), testing for mold before abatement is often unnecessary when mold is already visible.

Unfortunately, the fly by night, unlicensed guys are going to get rich off the ignorance of many.

We test for it (I manage repo houses that always have surface mold due to no A/C) because the banks want it on record that it wasn't toxic. The banks also handle remediation differently if it is.

I said this the other day.
My crews fixed so many roofs after Rita where Billy Bob picked up a hammer and said he was a roofer. The only issue is Billy didn't know how to install flashing, valleys, vents, etc.
People that just want to get their homes fixed are too trusting and get suckered by people like that, though.

Not necessarily... Many of the line items for water mitigaion is bullshite such as bagging and after hours.
For a 2000sf home it probably closer to 12k than 20k. I would only pay the water mit company what NFIP is willing to pay.

I have third party test for me (air, swab, tape lift), post abatement mostly because of insurance agencies.
It runs $1,500 per home.
Pre abatement would also cost that much.
Yes, it's crazy expensive and I am trying to help people by posting that their money is better spent removing mold rather than to test then remove.
I also beg people to use LA Licensed contractors.

This. When I was growing up, we flooded 4 times in 5 years. We lived on the last street right along the sewerage canal, so we were one of the first houses to get it. Had around 3-4 feet of water on two of those occasions, about a foot the other times. Me and my brother (who were 12/13 for the first and worst one) helped my dad gut the house - flooring, sheetrock , cabinets - everything down to studs. We'd get started before the water was gone because it's easier to float stuff out (especially carpet) than it is to drag it out. Pressure washed it, then my dad sprayed down with chemicals. That house is still standing 30+ years later an has never had any mold issues or any other problems.
