I do laugh when people say “I’m contacting my lawyer”
No you aren’t. You aren’t wealthy enough to have someone on retainer and people that are wealthy enough to do that, do threaten someone with contacting their lawyer.

I took some renters that were 3 months behind on their rent. Got my money.

Similar story for me. Took her to court for divorece and custody of our boys and won.

You wouldn't win right away in BR. They have a federally funded pro-bono law group that meets evictees literally at the courtroom. They can bounce a fricking case for simply missing an email address on an affidavit. I saw a 9 month squatter that moved into a man's house after he died and his daughter went to court to evict the dude and he received a continuation because of no email on the affidavit. WTF?

I have never sued anyone. I was in a courtroom once for jury duty in 1993.
