30-45 minutes on the toll road (~$6/day). I leave at 7:30am.

Yep.
I did the reverse traffic commute from Heights to Woodlands for almost 2 years. It's okay, unless there's a wreck on 45, about 50-60 minutes. But we just bought and moved into a house in the OG CypressWood neighborhood in Spring. Now my commute to the Woodlands is 15-20 minutes
