We did the same. House we just bought started out $200k over the price it was at by the time we found it. We offered $20k less than the asking price, and she countered with meeting in the middle.
Uncovered a lot of expensive work needing to be done in inspections (historic home). She didn't want to get the work done, but ended up agreeing to our original offer for $20k below asking.
House sat on the market for years prior. And they rejected several low ball offers by people previously.
I don't know about your situation, but in ours it was a matter of the house being set up in an incredibly unique way that most modern families would not be happy with. It appraised a few years ago for a lot more than we paid, and the seller couldn't let that go from her mind.. But every so often an appraisal is just wrong because of something weird that isn't an "on paper" thing.

Agree. If you're near a college campus I could see it, but trying to lease out a decent sized home for $2000+ when not near campus seems difficult. Probably not many groups of young people trying to live over there.

There are plenty of rental homes over $3,700 a month in Denver, Austin, Tampa and Nashville. It always comes down to the market in which you’re trying to move to.

My uncle just moved there a few months ago, and has had zero luck. They were planning to build, but every builder in the area has quoted way beyond what they were expecting.
They are now exploring more into the NC area.

Yes, in HCOL areas, people probably rent houses a lot more. In BR, I think people who can would rather have a mortgage than pay thousands in rent.

Frisco has been getting hit hard with Californian all cash offers on homes. We built in 2012 and our home valued has skyrocketed since. The flyers, texts, door to door solicitors, etc asking to buy our home is just annoying now. Our son graduates in 3 years and I’m just holding out for that.
