Franklinton has potential. Good downtown area and housing next to the fairgrounds is protected like Fort Knox. Meaning a house isn’t going on the market without a long list of family members getting offered the place first. The old, rich guard is dying off and their kids are a little more open minded. Schools grade out well and crime is very low.

Cleveland, TN feels like it's going to blow up. It's 30 minutes east of Chattanooga and has a ton of manufacturing jobs.

Serious answer, look at towns in the blue ridge like Asheville, NC. There are quite a few that are almost entirely populated by middle class retirees from the Deep South escaping the heat.

Yuck. And it’s NE of Chattanooga. Chattanooga is awful and Cleveland is terrible. Bunch of weird arse Church of God people all over. Hard pass.
