Franklinton has potential. Good downtown area and housing next to the fairgrounds is protected like Fort Knox. Meaning a house isn’t going on the market without a long list of family members getting offered the place first. The old, rich guard is dying off and their kids are a little more open minded. Schools grade out well and crime is very low.

Cleveland, TN feels like it's going to blow up. It's 30 minutes east of Chattanooga and has a ton of manufacturing jobs.

Serious answer, look at towns in the blue ridge like Asheville, NC. There are quite a few that are almost entirely populated by middle class retirees from the Deep South escaping the heat.

Nah, just let people naturally live near people they want to associate with and stop forcing the issue. Forced diversity has made our nation weaker.

By all means, please show us all how forced diversity has improved an area.

Anywhere.

Provide sources to support your claim.

Places like Evansville - greater metro area population of around 150,000 with a regional airport, diverse economy, and a university, etc. Population is over 80% white and mostly reflects traditional southern charm and social behavior. Of course you might get something beyond the rare dusting of snow and home cooking revolves around casseroles made with Campbell soup so a lot of people will insist "that's not the South!" despite what the map says.

Evansville, IN? Not the south. Definitely Midwest. I’m not sure what map you are using that you think it’s in the south.

Yuck. And it’s NE of Chattanooga. Chattanooga is awful and Cleveland is terrible. Bunch of weird arse Church of God people all over. Hard pass.

It won't be once you start developing it to bring in outsiders, mainly those fleeing the New Orleans area. Besides, there are more than enough DSLD/DR Horton subdivision in that part of the state.
