I don’t recommend.

- the contractors they send out are positioned to dismiss legitimate issues

- if a replacement is needed, they will only pay for what it would cost to put a new unit in a DSLD home (ie a $4k fridge went out and they gave me $1,500 only after weeks of raising hell)

- dirtbag ex cons are hired as telemarketers to get you to renew. One pointed out he knows where I live after I refused his 4 “best offers”.

I think it depends on how much you like arguing and documenting things. If you are good and arguing and are stubborn enough to designate a full day on the phone debating, then go for it. I have a relative that fits that description and he gets the warranties. I don't like arguing, so I don't. I don;t have that kind of patience.

Used Old Republic, came with the house and renewed for 2 years. Pretty satisfied, used several times for swimming pool. Knew the service provider so that was helpful. Dishwasher service was horrible, first tech was incompetent but ended up on with new washer, fault of the tech. They cancelled us at next renewal

I would get one when I first buy the house in case the inspector missed something major.

After that runs out, no.

Say your fridge goes out or your AC breaks during the summer. How long are you willing to sit in a 90 degree house or not being able to keep anything frozen and having to fill up ice chests to keep all your food from spoiling? Because with a home warranty, you’re going to have to wait for them to approve your claim and then send out the repair person of their choosing. You won’t get to call around to find someone who can get out there sooner. And the people they hire are going to do the bare minimum and cheapest fix possible instead of the right long term fix.

With Old Republic, they at least claimed the warranty owner could act on their own in good faith in an emergency and it would be covered, if I remember correctly
