I have a rental property I am thinking about getting a home warranty on. Anyone have any positive experiences they can share? Basically I know my AC unit is on its last year or two and trying to kick the can down the road a bit and avoid a huge expense.

Everyone claims they are ripoffs, but I have had nothing but good luck with them. Got a new ac unit once and several different appliances.

I have used mine a few time...The work that gets done is awful. I don't see the benefits of having one and did not renew this past year. Just start a savings account and be disciplined.

When I had an older home with older appliances and AC unit I carried American Home Shield for about three years.
Yes. It is nice that you only have to shell out $75 and you get a new AC unit.
What sucks are the shitty contractors they use, taking over a week to fix the damn thing, taking multiple home visits and phone calls to get the job done.
The handful of times I actually had to use them, things were fixed or replaced, but there was a lot of bullshite to deal with to get it done.
