I’ve been getting quotes and it’s around $170 a sqft for living and $85 to $100 for porches and garage. Then you have the land on top of that. With the land I was looking at it would put me at about $275 a SQFT maybe $290 once I fenced in an acre and did a pool/hot-tub.

Yep new construction still high AF, also it’s looking like 2 rate cuts coming later this year. Now may actually turn out to be a great time to buy.

One of my in-laws' neighbors has dropped their asking price by over $1m little by little over the last year and a half.

I know, subtle "rich in-laws" brag.

Not really but our current home is way too big once it’s down to just my husband and me. The cost to heat, cool, maintain pool, etc is too much for 2 people.

He's 100% right and time will show that. This is not smoke and mirrors. It's facts based on inventory of houses and their time being on the market.

Where exactly?

3 homes in the past month in my neighborhood went on market, all 3 accepted offers less than 7days and all sold higher than the comps.

Interesting. According to Redfin, my home has risen in value, through just 5 month this year, 15.87%. So if they drop by 1%, then my home would still be valued at 14+% higher than last year.

That’s just what I was quoted. Three different builders $165, $170 and $175. Houston area.
