Every house I'm renting is a house I lived in while I renovated it. I had a grand plan when I was in my late 20's that I'd constantly buy houses, renovate them a little at a time then flip them. I wound up keeping most of them for rental purposes because the renovation usually cost me more than I thought it would. I never had a huge affinity for any one home but it doesn't change how much I've come to hate people and the way they treat shite that isn't theirs. I cannot say it enough times that the average person who rents is a tremendous piece of shite.

I'm glad my wife and I have nice jobs now that doesn't make the rental income an absolute necessity. These houses have finally gotten close to paid off which will make all the trouble sort of worth it but if I'd have known then what I know now, I'd never do it again.

Just return your tenants deposits timely. I've been moved a month and a half and still no deposit. I keep getting a checks in the mail answer. I'll have to start lawyering on him this week.

Louisiana law requires the deposit and itemized deductions to be returned within 30 days.

I have a great one. I was actually about to embellish it into a short story. Feb 2014, so some of the details are fuzzy but I have emails describing it. Involved a math PhD student who also happened to be a meth dealer, subzero temps, homeless people living in front yard, and an armed robbery at Motel 6 and Taco Bell with a toy gun. Back with more.

Had a self-claimed designer tenant hang up "art" on the walls. Some of this art included a full size iron metal boxspring with lights and some other stuff. Of course when the tenant moves out there are 1/2 inch holes in the walls where she hung all of this stuff. We had to pay someone a good bit of money to come patch all of the holes before painting again.

The tenant actually got mad when we kept half of the deposit to pay for that and other damage. Also, the tenant only gave us 3 weeks notice instead of 30 days (was on month-to-month at that point) so she actually owned us money based on the lease. We were being nice about it since the tenant was otherwise a good tenant, if we would have made the tenant pay for everything and cover the days still owned us for the lease the tenant would have owed us money.
