I can't figure out how they do a high end kitchen remodel for 20k or less. Also, they show them shopping for decorations and furniture, that stuff is either just for staying or not included in the numbers.

It seems like they don't include cost of labor on these shows to me. Gives viewers the impression that renovations are a lot cheaper than they really are.
Sure it might cost you that much if a TV show comes in and pays the contractor and crew. Good luck with that!

Most if that staging stuff comes from that warehouse they have with all that shite in it.

I assume appliances aren't included in their prices either. Still hard to get to those numbers. I guess being relatively close to the Rio Grande helps with labor costs.

I was thinking the same thing all that fancy furniture and shite hanging on the wall gets taken out after filming. I read the cost to keep that stuff is around another $25k.

Not really. Imagine their labor is cheap and it isn't like they are using marble everywhere. Those cheaper materials and labor knock a huge amount off the budget.
He is just a GC taking a small percentage.

I read somewhere that the homeowners can buy individual pieces that they use for staging house; otherwise, all that shite goes back to the warehouse. Magnolia now has it's own furniture line, paint line, etc.
