We have bids out with a couple of builders and I'm getting the feeling we'll have to start finding ways to cut some costs.

Doing electrical and plumbing ourselves are possibilities. For those of you who have built the average 2500-3000 sq ft house (4 BR/3 Ba; $300k or so), what did you pay for electrical and plumbing? If you have separate figures for materials and labor, that would be great

(Quite confident doing this work for a few different legitimate reason FWIW)

Electricians normally charge by sq/ft

Plumbers will run per fixture.

Depends on what kind of work you are having done and what type of fixtures you guys are into.

Good luck. It's a blast

ETA price will also be dictated by where you are living

Thanks. I realize it all depends, which is why I tried to ballpark the size and cost of the total build. Deep south - not Fla.

Don't do the plumbing or electrical rough in.
IMO...It's hard work that needs to be done correctly and it ain't worth the money you may save. Same with drywall work.

Do the plumbing and electrical top out. It's not that bad and you can save some money there.

Neither are terrible and pex has made the plumbing portion easier but if I were to only do one it would be the electrical. Not bad at all.

Just FYI you won't get any workman's warranty unless the sub does the whole job. Setting plumbing fixtures is a breeze though.

We paid mid price for a plumber who had a lil bit of experience at best.
Woulda been nice had he welded the shower parts correctly.
Whole thing got loose. Leaked everywhere
Had to rip out wall and tiles. Still pisses me off
I think it was around 10k each for the P and E. Similar size house as urs.
I got good deals for sinks and faucets online separately.

We built in 2013. It's a 4 bed/3.5 ba 2 story house with a MIL apt.
We subbed it ourselves and it went pretty well with only a few minor issues. The electrical is a 400 amp service with a main panel and 2 sub panels. It was 18.8k with him providing all wire, receptacles, switches, boxes , disconnects, panels, can lights and all terminations. That included wiring for 3 heat pumps.
The plumbing was 9500. That included 2000 ft of 1.5" for water line, all pex , gas lines, vents, AC drains, water heater connections and underground up to Modad. We purchased all fixtures and water heaters. The Modad was 2700 extra with a different contractor.

He didn't sand the copper properly or use enough flux and heat the copper enough for it to suck the solder up in there because soldering copper is almost idiot proof.

Thanks. I haven't really gone and priced materials yet, so would you say those two numbers are roughly 50% labor?

Agreed, on the pex... But not the in ground stuff... that is some shitty work. Same with pulling wire, man... that ain't no fun or worth the effort and IMO it ain't worth the few thousand you may save.

Building my house, I thought those items were money well spent and allowed me to focus on other things.

It was more than that but was gonna lay out everything. 400 amp service with 3 panels and a disconnect for each panel. House is 2995 la and 4600 under roof. I got 3 bids and the guy I used was in the middle. I had bids from 15.5 to 23k.

Meh...not if you rent a mini-ex or have the trencher dig your ditches while he is out there. I wouldn't do it in the dead of August but it's not horrible in the fall and pulling wire is nothing IMO but to each his own. You couldn't get me to paint or frick with sheetrock for anything though.

Pex is great as long as is out direct sunlight. ANY new construction we do now is in pex.

I'm building a house now. Costs for each are running 2-3 bucks a sf. That's materials, not labor.

Good rule of thumb is figure materials 50%, Labor 50%.

That's just for the structure itself, you'll probably have to hire out a separate contractor for the septic system due to the regulatory nature of the approvals for the work done.
