I recommend picking a good looking middle aged woman(40). They have always worked well for me because they intimidate the seller while negotiating.

I've used this strategy while buying and selling and it worked well each time.

Make sure and choose the one with too much makeup, quaffed over-processed hair, is over-accessorized, and possibly has an overpriced hand bag in thier advertisement.

Why not list your house on the MLS with a flat-rate seller's agent?

Then, offer 3% to the buyer's agent.

Most agents put up a sign, put it on MLS and wait. Housepad.com is a site. You could even offer the Seller's agent 4% to try to sell it quicker.

The internet has changed the game.

Here are upcoming foreclosure auctions. You can find them in the legals section of the TP:

Probably don't want to buy at the auction. You don't know how much work the house needs and you might have to jump through hoops to get the occupants out. But you could try to work out a short sale before the auction.
