BR Subdivisions-look here and give me your input on these please.

I'm going to be buying a house in BR in the next few months. Don't try to talk me out of it.
I have a family member who won't leave this area and so I will stay to be near her.
I like the following subdivisions and would like to know any pros or cons.
Do any of you live in:
Kenilworth
Pine Park/Westminster
Jefferson Terrace
Iberville Terrace
Springlake & Fairhill in Bluebonnet Highlands
Oak Hills
Lakes at Jamestown
I need about 1500-1800 square feet. I want some shade. I want sidewalks. A community pool would be nice I guess.
I don't mind an older home. I don't want new construction. I prefer not to have a cookie cutter neighborhood. Want a house that didn't flood in 2016.

All are about an hour from NOLA.
Cons:
All are in BR

Jefferson Terrace might be your best bet. It has all of those and is smack dab in between the two interstates in BR. (It is also in St. George)

Have family in Pine park and Jefferson terrace areas. Good areas safe, neighborhood pools in both. Trees in both area. Some of newer15-29 years old now areas around Jefferson terrace are nice but not many trees.
Have all rename of houses in Jefferson terrace area older moderately priced homes to very expensive.

Good place to raise a family is Kenilworth good wood, Sherwood forest

Iberville Terrace here. Bought here 1-1/2 years ago. Love it. Decent sized lots, convenient to anywhere. Older home, but we don't mind. Left a cookie cutter subdivision in Prairieville to move back to BR.

What type of neighbors are you looking for? Some of those are a bunch of grumpy old people and some are full of younger families.
Lakes at Jamestown is a good balance I think. You’re commute / traffic related etc is going to be a big factor. You would feel safe in all of those neighborhoods.

i lived here for 10 years. great neighborhood, connects to the brec neighborhood park in great oak, lots are good size with trees houses are 1600-1900ish.
only con was when i lived there, all my neighbors were old enough to be my grandparents and never did anything.

I grew up in Jefferson Terrace. Lived there in the 80’s and 90’s. My folks lived there until about five years ago. I thought it was a great neighborhood. There’s a BREC park with a ballfield and playground. There was a community pool, tennis courts, etc. I assume those are still there. They just built a new school. There is an older part of the neighborhood with homes built in the 50’s-70’s and newer parts built in the 80’s and 90’s. The older homes are on one acre lots. Folks are buying them to knock down the older homes and building bigger McMansions. It’s been a couple of years since I last passed through there but it was still a good hood.
The house I grew up in was built in 1955. It was 3 bedroom/2 bath and around 1350 square feet thereabouts. Had a carport and small back porch that my folks made larger. Nice, big backyard to play in. It was on a one acre lot. After my dad retired he wanted to move to the northshore. The people who bought the place intend on knocking the old house down and building something larger, but haven't done it yet as far as I know (been five years). Last I saw it was being rented out.
There are a lot of old people in the old part of the neighborhood who have lived there for many years, but as they are dying off or moving away younger people are buying those lots up.
It's in St. George and there is also a fire station close by. The fire station may not be a big deal to you but they saved my old man's life when he went into cardiac arrest and if they were not three minutes away he would have died on the living room floor.
