If you work downtown or in the big industrial complexes in north Baton Rouge: Zachary and Central are still the best choices.
Northern AP is very solid and really improving. My guess is that these are where the best public schools are. Closest to the white collar jobs and the big medical complexes in south Baton Rouge.
If you work at Dow or CF on the West Bank, I’d go with Brusly or Addis.
St George will have the most amenities, but they don’t have their public schools sorted quite yet. Some of the nicest, most expensive housing in the area.
Gonzales is ideal if one spouse works in New Orleans and the other in Baton Rouge.
IMO the best ones are St Francisville and New Roads. But you will need more $$ for housing if that smaller town feel with lots of boujee festivals and events are important. Less housing stock in general so these are a little more exclusive.

Zachary got caught flat footed after the real estate bust in 2008-2010. We were a few years behind in having strict enough P&Z codes to keep the DR Hortons of the world out. Once that got fixed they moved outside the city into the Zachary school district in EBR. The school district is more than twice the size of the city limits. The school board didn’t fight subdivision expansion thus there are 5400 planned lots outside the city but in the school district. Most of these are cheap track builders.
The problem now is people that you want to stay are leaving. Many are going North into risk East Fel or West Fel.
The school system is poorly run. A tax initiative failed last night. There isn’t any sentiment to give them more money.

This one is easy. New Roads or St Francisville.
Both quiet small towns with lots of well off old folks. Both have hospitals and lots of old people stuff to do. New Roads has more shopping and amenities. St Francisville has prettier typography.

Jokes on you. My local hardware store is only open between 3:00PM and 3:15PM every other Tuesday.
Or at least that is how it feels since they are always closed when I need something.

What I would give for a 65 year old retiree to help me put at an Ace hardware.
