In 1978 Californians passed Prop 13, the most (in)famous tax revolt initiative America has ever seen. For people who owned or purchased real estate over the next 20 years, it was (has been) amazing. But it led directly to the situation we have now. The law greatly encourages people to stay in place, and to pass their houses to their children, because the tax benefits go on. That's why there's so little "inventory" on the market, contributing to the astronomical market we have now. Also the homeowner-class citizens are preventing the building of enough housing to accommodate the growth in population. So if you're a young person who wants to establish their life in California, you can blame tax-revolt Boomers for that miserable feeling that you might not ever own a home here.
I just read an article that analyzes the total tax burden on individuals, including income tax, other payroll taxes, real estate taxes, gas taxes, etc. You would be very surprised how high California ranked (in lowest tax burden), mostly due to low real estate taxes, and you'd be surprised by how low Texas ranked, also due to real estate taxes. I'll start a thread on it today or tomorrow.
