All of that has nothing to do with only 500k people watching the MLS Cup or the second-most watched Premier League match only getting 800k viewers.

That's a big reason it's low. Another is that a larger portion relative the overall number of fans actually GO to the games. The third and most important is that MLS has done a shite job of getting a decent TV deal (showing almost exclusively west coast games on Sunday nights isn't good for viewership). The Fourth is that a huge percentage of soccer fans in the US just don't care at all about MLS.

2. If you are an MLS fan, you watch the MLS Cup. There is no excuse for 500k viewers. I mean, this isn't a random West Coast game...
3. The EPL or other leagues aren't getting good numbers, either.

You're STILL not getting it. Viewership is split between 5-6 leagues, some of which aren't even on TV. I know you live in Houston, so I'll just assume English isn't your first language.
