At the end of the day it's going to really hurt those renters who have low credit scores or issues that would put them on the edge of qualifying for a property. I've been trying to be as diligent as possible on the pre-approvals. Forbearance would be my last option.

Lol, ugh no you don't...
The short term leases is a great idea but I don't think they are very legal in many areas as many neighborhood HOAs, municipalities, etc. require long term 6 month or longer tenants. Now that's unlikely to really come back at you, but I also don't think its a blanket coverall.

short term month to month are used at times when the 1 or 2 year expires if renter is not sure of their situation at that time. I have had a few stay on a month to month until they knew they could sign on to a long term deal again or give notice to move out so I could have my PM find another tenant.
