Funding will be difficult just based on occupancy alone. I have a condo at LSU that was almost impossible to refinance because of the issues with condos in this article below. Evidently condos crippled lenders in the fallout. Good luck.

My best friend had grandparents that lived in a condo on Royale St. next to Bourbon St.. two blocks off Jackson Square. Now, after they died, his family tried to keep it and many family members and friends kept it to use weekends. Everyone shared the cost and paid willingly to use it often. The problem was not financial, but the noise. It's so noisey and loud, you just can not sleep at all until about 4:00 or 5:00 am. I would not get a place if you value sleep, that close to the Quarter. I would get out a little further and just pay to park. Having a place to park and stay, but can not sleep till morning, is not worth it. My cousins live close to Metarie and it's so much better. We pay to park at a hotel and it's worth it.
