First off, any follow questions you may have I can't answer since this isn't somethign I'm actually doing or will do. This is one of those "falling asleep at night and dreaming about things that will probably never happen" kinda things.

I'm aware of the common sense kinda things (good location, think about who you'd rent to, self manage vs hiring a company, etc) but I'm sure there are thousands of things involved in the process that I simply wouldn't know about since I've not been exposed ot it. So on the off chance that I may get a wild hair one day to do this..what are some good books that give a starters guide A-Z?

The bigger pockets book on Managing Rental Properties is great. It’s got a lot of dub-common-sense info, but it’s also practical, and comes with many useful PDFs/editable word docs to be used by you, the landlord. The documents have been worth every penny.
