Make sure you speak to someone to ensure you are getting your financial goals met. Sometimes cash out might be a better solution depending on your situation

Doing a cash out one right now. It is easily the best/smoothest system and interface I've ever seen for a refi. The responses have been pretty quick too.

My only issue right now is that that my appraisal came in lower than I was expecting, so they are trying to elevate the origination fees which were $0 before the appraisal.

I can keep you updated, but this has been an extremely smooth process. In fact, I've done most of everything on my phone which is unusual for me.

There are two recent mortgage threads that mention Better.

I refinanced with Better 2 weeks ago; got a 30 year @ 2.25% for 0.83 points. Closed in exactly two weeks and was easiest process I've seen. A friend of mine closed in 10 days with them last week.

I had heard about Better a month ago when I saw them talked about on Bogleheads.

I used them for my mortgage, I'd recommend. There was an offer last year that gave me $2000 statement credit on my AMEX, so I'd look into if that's still going or a similar promo. They also matched a lower offer in case you get a more competitive rate elsewhere.

Are they using local title companies?

In my case, no, but you have the choice to use whomever you want

They have their own title company which just opened up their operations in Louisiana and is now competing against the locals for purchase business. Actually a lot of out of state companies have moved to Louisiana so there is a lot more competition and cheaper prices flooding the title agency space.
