Agree. We aren’t in a bubble. Any of you around in 2008, that was a bubble. That time was loose credit standard where anyone could buy a house so long as they had a pulse. Now it’s an inventory issue.
House next door to me went on the market Friday, $925k. Ended up getting three offers with one $10k above asking with free rent back.
The market is very stable right now. Quit listening to the media.
You will have to put more equity into deals though to make them cash flow. That’s a fact. BUT, when rates drop back down you can recapitalize and pull money out then if you want. That seems to be the angle most are taking.

Great property, would be about 20% of total retirement/savings (the rest is in 401K/brokerage accounts).
Money would come out of cash reserves that I’ve been meaning to DCA into index funds over the past several years but never did. So not touching the 401K.
Inflation hedge, or buying just before a real estate crash?

What real estate crash? And where? Real estate investing is local. National trends do not define any specific opportunity. I love real estate investing as a diversification from the stock market.

A lot of evidence that the real estate bubble has yet to truly burst and there could be a massive decrease over next 18 months. I would be wary of buying, but I lean on the more skeptical side.

Where are these comments coming from? I am fairly certain that 2025 is going to be a fantastic year for my projects.
Just said this in another comment, but real estate investing is local. I don't see any bubbles in my market. What bubble? What market? What you talking about Willis? I would guess you and those giving you up votes are not actually engaged in real estate.
I will add that it is not clear what type property the OP is talking about. Is this a rental? Single family or multi? Is it a flip? A piece of land?

I just bought another house. Going to keep it 20+ years and eventually give it to my kids. Don’t really see a bubble but minor fluctuations up and down are not a big deal to me.
