Real Estate Attorney recommendation and advice needed

I need help! Long story short, is there a way for an heir to take over a mortgage, when the deceased party's second wife wants turn the property over to the lendor. Some major issues are 1)that heir has only a 10% ownership, widow has 50% 2)only the deceased and widow are on mortgage and 3)there is no communication or cooperation with widow and descendants. The property is in Baton rouge and thanks in advance any help is appreciated!

Buy it with a new mortgage.

the heir simply buys it from the widow for the mortgage pay off amount and uses a new mortgage to do it.

Will it be that easy? She wants nothing to do with the property. I tried to open a line of communication with her but that unfortunately is not going to happen. Can I go to the mortgage company directly? I pretty much can't rely on her for anything, info, documents, time etc.

Yeah just find her and tell her you will pay her $$$$ for the house.

If she needs money she may jump at it.
