I own a small apartment complex in Livingston Parish- 20 units, mosly duplexes.
I am considering putting it up for sale, but don't even know where to start on something like this. I'd like to get an appraisal just to see where I'm at for a potential selling price, and then make a decision whether to sell or hold.
I have used appraisers in the past, but not for something like this. This is a little more complex than a SFH drive-by appraisal. Does anyone have any recs on someone I can count on to do a thorough job?

Tom Cook is a commercial real estate appraiser in Baton Rouge. I would use him.

Net operating income divided by the market cap rate. If you need comps, shoot me an email. Lnobles@redstickag.com
Your calc won’t be as accurate as an appraiser but it won’t cost you $5k either.
Tom Cook is excellent as is David Lakvold if you truly want to go that route.

Contact a local AMC (appraisal management company). They probably have several on their roster that can do it.

I am an MAI appraiser with a national firm. I do work in LA but I'm not trying to solicit business on TD (and this isn't in my wheelhouse). I second Tom Cook (225-293-7006 tcook@cookmoore.com). If you're looking to get multiple bids, I'd also reach out to Rick Murphy (504-274-2682 rickm@murphyappraisal.com) who has some guys in Baton Rouge and Hammond. I would also call Jim Lieux. I used him for my commercial appraisals at our bank. Good values and is inexpensive.
