I would be very patient. With folks leaving NOLA and LA and rates going up. You should be able to get a good deal. The Fed seems hellbent on killing real estate.

Make sure you budget for a $12k annual insurance premium. Plus a little more for flood.

Agree. Not Really a big money guy and considering factors like crime and flooding I would say I don’t have many options. Checking out a cool little spot in a great area now. It is flood zone X and in an area I really like. Trying to get some info on Homeowners now.

I have heard some bad stories about some smaller condo developments in NOLA. Where there are only like 4 owners and one of the owners owns half the units and rents them. When things like repairs need to be made.

So, if not using a realtor make sure you research the HOA/POA.

Too much liability for the makers of the AI bots. Would barely get out of the gate before the programmers had a pile of lawsuits against them.
