Many factors go into the rates and closing costs. We see rates as low as 2.5% - Depends on how much equity you have in the home. Rate/Term refinance will have a better interest rate than cash out refinance. And for closing costs, best advice is to see how much you have already paid in your current escrow with property taxes and Homeowners insurance.

Red River Bank. It's actually our second refi with them this year and both were crazy easy. Did a traditional refi in April at 2.75, then we (wife) decided to do some work on the house so we did a cash out refi. We locked rates in right before the end of the year, not sure what they are now.

thats a loaded question..we charge $1026 flat rate to do the loan, then you have to add in title fees and escrows if you escrow.

About to close on a 20 year refinance at 2.375%. Was originally a 30 year/3.875% and was only 1.5 years into it so looking to save a good bit of coin.

What rate am I looking at for new construction home appraisal should be around $330000. Cost to build is $310000. We will put at least 20% down. 750 credit score. 30 year loan

Just closed Friday on a construction to conventional loan on a house we just built. House appraised for $432k, cost to build was $284k. Our rate for the construction loan was 3.875% but with a one time float down option we locked in 2.5% last week. No down payment as we already owned the land outright. This was with Gulf Coast Bank in Covington.

What are rates for jumbos? 800 credit. 60/40 LTV. Don’t want points. Also can you cash out a jumbo (not necessary).

What about 20 years? And why not in the cash out? (My wife and I are both MDs with steady income, so I’m not worried about the default, if that’s the issue). I’m wanting the cheap money... but I am Balancing that with my desire to pay off early

I finally refinanced my house at 2.58% and am totally happy. I was at 3.75% on a jumbo loan and now since they raised the rate I am conforming. I'm gonna save over $800 a month

Believe it’s 45 days out from closing. You can do up to 90 but it’ll cost you. And with the way rates are right now most don’t seem to think that would be worth it.
