Lots on Elliot Road

Does anyone have information or know about the new lots they are building on Elliot Road between Tiger Bend and HooshooToo? Size of lots, when they will go for sale, and building restrictions?

I passed that development yesterday. Looks like tiny lots and it will be a boring arse cookie cutter subdivision.
The lake looks like it's going to be nice though.

Yea the lake looks huge. Were looking for a lot to buy in a neighborhood similar to Carriagewood Estates right by there on Vignes road. I just dont know if they have any lots available for sale in there anymore?

I live in carriagewood. Pass by that development everyday. As poster above said looks like small lots and will be spec homes. Not sure though, that's just how it looks. The first filing in carriagewood looks to have about 30 lots left per the website. 2nd filing(smaller lots) have a bunch left. Go to gminvestmentsbr.com for info. I can tell you that things are happening quick. I moved in last august and since then there's been roughly 20 houses built or in the process of being built.

I can't figure out why they are constantly pumping water OUT of that lake/hole.....

Lol. Me too. The only thing I can figure is that the lake will be draining into the ditch once it is complete and they gotta make sure the ditch drains properly. But I am in no way an expert, that's just a guess.

Can I build myself or do you have to go through their builder? And is there a time limit on how soon you have to build?

You can choose any builder you want. The developer is a builder and actually lives in the neighborhood. I went with him for ease. He owns the land so I didn't have to get a construction loan. He did all that. also time frame. He was done in 3 and a half months. My buddy is building in there now. He bought his lot 2 years ago so I don't think there is a time limit on how soon you have to build.

OK man thanks for the info. I figured if I contract it out myself I could save around 15-20%.

I can get out there if I need to, but even if I save 10-15% I would say thats worth it.

Yep they sure have and they are probably built up enough not to flood problem is you will not be able to get to your house if it does.

I have seen Tiger Bend rd. look like white water rapids at Elliot and Tiger Bend and that was in the early 90's. I have also seen in the 80's Right where Carrigewood estates is we have friends who have lived there forever and we had to jump in a boat on Tiger Bend to get to their house which you know is a good ways.

The land is above the base flood elevation. Flood ins is required but it isn't alot bc we are above base flood. So the houses should be fine unless a catastrophic flood occurs but you are right, might need a boat to get out. Lol.

Yeah you might save 15-20% doing it yourself but I value my health and marriage more. Lol
