It is easy to sell on your own, especially in this market. Allocate $500 to print up some agent style for sale signs and get an info box for your yard. I printed out a multiple page flyer with all the details and pictures. Serious folks will come inside to look and make offers. Sold mine the first day listed for cash. Bought replacement house FSBO. In total, I saved around $30K using about 8 hours of labor

I get what you're saying, but the fatal flaw in your comment is "the average person" cannot figure it out on their own without expensive or time consuming mistakes.

Look up 1 percent lists. They have several agents in that area that offer full service realtor coverage and only charge 1% on the listing side and they pay for the professional photos. Seth is great in that area. You can offer whatever you would like to the buyers agent but I wouldn’t go to far below what the other homes in your area are offering to buyers agents.

There is zero way I would try to sell my house right now. Property is flying, I would bet a good realtor would more than pay for the fees in increased sell price. Even then, you are probably paying 1/2 that to a buyers agent anyway.

With people coming in above asking price to get homes, I would welcome someone to come in and take over all the process. I would almost guarantee it pays for itself.

Just pay $500 to have it listed on the MLS. Offer buyer's agents 2.5%. Take good pictures. And set up open houses ones a week with an attractive female welcoming people and answering basics questions.

Mortgage and title companies will supply all the proper paperwork.

Easy way to save $10k or more.

FSBO is piece of cake. Have sold FSBO twice.

RE agents will try to scare you into legal language big scary monster. BS!

Depending on the market, can use "no RE commissions" as value to buyer to lower their price while you are also pocketing more, if you are willing to share in the savings.

Still will cost you 1% ish for FSBO and you will still want to give incentive for buying RE agents to want to show your house, of which 2% has worked for me in less hot market.

RE Agent straight commission pricing model in today's technology is a relic, where the owner does major prep work and technology does the hard work reaching/attracting buyers. $100k, $500k, $2,000k homes are not linear.

I put mine on zillow and said I'd give a buyers agent 2%. We negotiated and the buyers agent did all the work. Easy Peasy. I would have liked to have no realtors, but it's not common.
