Is it Freddie or Fannie? Sounds like your situation is right down the fairway of this retooling of the HARP program. They will refi your loan at 4% or whatever and the 2nd automatically subordinates.

I would think the the best bet would be a DU refinance plus, if you qualify.
Does fannie mae own your current loan? "does fannie mae own your current first mortgage? Does Fannie Mae Own My Loan
If so, and you do not currently have PMI then you may be able to refinance the first, subordinate the 2nd and not have to pay mortgage insurance.

Actually Freddy does own it. I thought FHA loans were owned by freedie and fannie?
By the way, I am also a firefighter, if there are any special programs out there for first responders. I know there is a good neighboor program, but I am not aware of anything for refi's.

It appears that I may qualify. What is the best way to shop this? Start with my current servicer, Standard Mortgage?
