If i lived in BR i'd have to figure in 12 years private school tuition for two kids for...education. Where i live i put that towards a house.

Just all depends on quality of the home. Me personally, I would not spend over 150. But I also don't think I would ever need anything over 2000 Sq ft.

That is what you got out of my post? Read it again, I said that the only way I would spend 450K is if I made 450K. Right now, I live in a house that is double my salary.
My personal opinion is that in Round Rock, Texas, where the median home price is in the 150s, 450K is quite excessive. Different strokes for different folks, but he did ask our opinion

I just ran the numbers ona similarly priced house in Houston...taxes would have been about $13,000 per year...plus a bigger house means higher insurance, conservatively a house like that will cost about $3000 per year to insure, maybe more if you have a pool...
also have to think about higher electric and total maintenance costs. I would say $200k per year is minimum if you have no more than 2 kids

I got 3.625 0/0 on 30. And builder is paying all closing costs per contract.

My dwelling just appraised for 465,000, yearly insurance (no flood) with car discount thru Lib Mutual is 1457.00
Are you figuring in flood/hurricane/zombie coverage?

Yep, local banks are killing the big banks here. I know another local bank and our in house lender (mortgage company) that can give that rate. Just got m in laws re-fied on 15 at 2.875 yesterday through in house.

That's a whole lot of skrilla for a house in Round Rock.
On the subject though, my wife and I are in a similar situation in CA, 20% down, 5.0 APR and we're not even that comfortable at 200k/yr. Never, never let your house own you.
