Can't say I'm surprised. I imagine the creation of the "buyer's agent" concept went something like this:

Hmmm, what's a good business model?

I know, let's create something called a "buyer's agent".

Ooooh, that sounds intriguing. Could we get away with making the buyer's agent's commission a percentage of the sale price of the home, with no caps?

That way, the more they buyer pays, the more the buyer's agent makes!

You got it now!

Yes! I definitely want to be a buyer's agent!

Maybe he worded it wrong, but a year ago my a/c blew out had American Home Sheild. The guy from the AC company was putting in the new unit and we started talking. I asked him how much the new unit cost and he gave me the price which was quite a bit. It got me wondering how these companies make a profit and he told me that the price AHS was paying them was just over a 1/3 of what it would cost me.

The $60 fee is pd directly to the broker and sometimes the broker might take a portion usually related to the agent's commission split. The $60 fee legal, some states Texas, California, Arizonia doesn't allow such a fee. It would be a great idea if the La Realtor association would pass some legislation to remove these $60 fees. That would reduce each warranty by atleast $60.

I just had a AC problem and have an AHS warranty, obtained when purchased house in fall.

It broke the friday night of memorial day, so i don't get called until tuesday and they come Wednesday only to say its frozen over and they'll come back Thursday.

On thursday its 'fixed' and then friday when i get home from work its frozen over again and 80+ degrees in my house. As its the weekend I don't get called until Monday.

By this point AHS, to their credit, agreed to switch me to another contractor. This one came out this morning, and immediately identified a part that needed to be replaced, it was covered and they are putting it back in tommorrow.

The second company was great the first was complete sh*te. So its a mixed bag, the good news was that I figured out that if I don't run the air below 76 it won't freeze and will keep working, so I wasn't completely uncomfortable during this wait, had I been I'd probably be against the warranty.

HOME SERVICE/WARRANTY: A home service/warranty plan �� will �� will not be purchased at the closing of sale at a cost not to exceed $________________________________ to be paid by �� BUYER, �� SELLER, �� Neither, and ordered by ______________________________. It is understood that Agent/Broker may receive compensation from the home warranty company. The home service warranty plan does not warrant pre-existing defects and options, and does not supersede or replace any other inspection clause or responsibilities. If neither BUYER nor SELLER accepts the home service warranty plan, they declare that they have been made aware of the existence of such a plan, and further declare that they hold the Broker and Agents harmless from any responsibility or liability due to their rejection of such a plan.
