The house I live in now was FSBO. We purchased without an agent. Found purchase agreement online. I think agents are a waste of money, unless you have no time to look or moving out of town.

Jersey, while I agree with you, I think you might be a little harsh ..... At one point, it wasn't such a ripoff, and thats where these standards (6%) orginate... now, the internet has taken away realtors "competitive advantage".... where they screwed up is by not adjusting their "business model" to account for the fact that everyone has most of the information that was once hard to get...ya know... if Herb were smarter, he would adjust his business model and do something similiar to this :

I think it was always too high and it's always been highway robbery that the MLS is so secretive. The reason I don't think I'm being harsh is that "boycotting" listings based on fees is literally ignoring your duty to your clients. It is to the clients' detriment to see less properties- particularly if the filter is "only see properties that pay 3% to the fricking agent."

Any time you have to be a "licensed" anything there's automatically going to be an artificial premium over whatever something is really worth.
For doctors and PE's that premium is probably worth it because of the specialized knowledge. For lawyers and architects, maybe. For interior directors and florists (which must be licensed in LA), no. Where do realtors fit on that spectrum.

Honestly how can any realtors ask for 6% comission these days with the housing market the way it is and the internet having all the information? My sister put her house up for sale in TN a couple of weeks ago and the listing agent asked for 7% and my sister agreed. I told her she was getting screwed but she said she felt comfortable.
I told her everything is negotiable these days.

I have been reading this post for the past 2 days and while I understand everyone's arguement.....I think some people forget being a Realtor, like I am, is a JOB, that pays bills. While I don't mind negotiating commissions, the ultimate rate under 5% must be approved by most of the companies we work for.....meaning our Broker's have to sign off on the listing agreement before we can list the property in MLS. It is just like when you go in to buy a car and try to negotiate the price, the manager always comes in and works with you.
I, however, love to be interview for listings so the seller's can see what I have to offer over other agent then they can decide if the listing fee is worth it or not.
I also understand that the cureent state of the economy is forcing more and more seller's to list FSBO, which I say go for, try it on your own and if it doesn't work out then turn to an agent. I wish there was a true stat on how many FSBO's are sold by an agent and all the the hits FSBObr.com advertises are from agents themselves. I know I view the property website daily, up to 3 times a day because if I am working with a buyer/seller I want to know as much knowledge as possible.

Do you guys/girls know the difference between a Realtor and a Salesperson/Associate Broker/Broker?

The word Realtor is associated with someone who is a member of the National Association of Realtors, a private organization(supposedly they have a code of ethics and the almighty MLS). In the state of Louisiana to receive compensation for the sale of real estate you have to secure a license. So you can hold a sales person, associate broker, or broker license in the state and not be a member of the National Association of Realtors. Of the 20,000+ licensed individuals in the state I think less than half are members of NAR.

I did the same thing when I sold my Boulder house. It had doubled in value in 18 months. That was eight years ago. I could buy it TODAY for what I sold it for.
When i bought my Baton Rouge house I bought a FSBO.I got it in a personal distress sale, and felt like I stole it.
When I flipped real estate I always got the dirt cheap MLS listing and sold it myself.
I assume real estate "professionals" hate my guts.
