Current costs for residential construction using a GC?

I posted this on Home board but not sure how much traffic that one gets. Maybe someone here can help:

To make the question less generic, I will provide some additional information.

Considering having a house built in TN. For a neighborhood with $500,000 houses, what is the cost per sq ft? I understand there are many factors but what is a rough range to expect?

About 10 years ago, 15-18% was the going rate for a GC in BR.

Unless you have a lot of time on your hands, a GC is worth 10-15%. I did it myself on my renovation and the permitting office almost drove me crazy with their incompetence and conflicting information. It was probably the worst experience of my life when you include my wife changing her mind 20 times during the project. They don’t make it easy for home owners to do themselves but will grease the skids for contractors they know.

Way too many variable to give you any sort of reliable info. Are you talking all in, with land, landscaping, etc. and everything included? Are you having custom plans made by an architect or buying a set of existing plans off the internet?

For some frame of reference, I build about 7 years ago in Baton Rouge in one of the nicer subdivisions. Not a huge, super fancy mansion, but a nice, custom built house with plans done by a well respected local architect. My build cost (without the price of land, landscaping, hardscaping, architect, etc. - just house) was around $160/sq ft. All in with land, architect, landscaping, etc. it was closer to $210/sq ft.

I see newer houses in my subdivision selling at $230+/sq ft. I've also seen people build for $120/sq ft. It all depends on what you want.

I am building in FL right now and costs are sliding north of $300.

What part of TN? $500k buys a lot more in Union City than it does in the Nashville area. Even within the Nashville area it varies a lot. Are you in Wilson County? Williamson? Davidson? Robertson? All of those have different prices per square foot.

Regarding costs from 7 yrs ago, I would think that wouldn't be applicable in current market but i appreciate the response either way. I was hoping maybe 30% more would be about right...so 230ish

I understand location plays a big role in price of land and subsequently sell price when you sell...but cost to build shouldn't be that location dependant.

It will be east TN. Maybe Chattanooga area but more likely Knoxville

Just got a quote for new construction in South LA. Construction is ~$160/sq ft. When I add in the lot, it is about ~$192/sq. Ft. I'm in in new subdivision and most houses have been selling between $400,000 and $500,000 (~$195 to $210/sq. ft.). Houses are atleast 2,000 sq. ft. per HOA.

We're gathering prices in New Orleans.

I'm prepared to go upwards of $175 a sqft. I'm also prepared to be let down by that number.

In Baton Rouge, using a GC, excluding land, ~$185/sf all in with landscape/sod/driveway/minimal dirt work. 130 ft from the road, not in a subdivision. Utilities already passing in front of the property.

Good luck getting contractors to show up if you're not a reputable home builder right now. Why show up to your house when they're only going to do one job for you, when Tilson or DR Horton have 40+ other jobs waiting on them?

To the OP, I'm building right now in southeast Texas and our cost is around 10% or $163/sqft. We own the lot so that isn't factored into the price and we also signed with them in December '20 so prices have probably gone up since then.
