To create an llc, assuming you are in Louisiana, you can do so at the Secretary of State website and create the llc there without needing an attorney or legal zoom. LINK

Now to put the land in the name of the llc and for other related matters such as an operating agreement, etc... you may want to consult an attorney. The board is dripping with them.

There is no reason not to get an attorney. I am an attorney in Texas. I don't actually form LLCs for clients, the transactional group does it. But the filing fee is maybe $600. For a single member LLC, they have standard forms. There may be other fees, too. I'm not sure. I do know that we have a paralegal do most of the filing and getting the federal tax ID stuff at minimal costs. The attorney's fees are not much. I want to say that the whole deal is probably $1000 and it gets done right, whereas you can save the additional $400 and maybe not do everything necessary. Better way to go is pay the attorney and get it done right. Make sure you hire an attorney who does this all the time. You don't want to pay for the attorney to figure out how to do it.
