I'm looking at buying one or the other.
I think a house would be a better "investment". It seems condo values don't increase like houses.
Condo's more convenient with less maintenance hassles tho.

Condos take a lot of time to sell in normal real estate sale time,

Now if you want to live in it and convert to rental that may be a possibility.

If you like apartment life then you can live in a condo

It really is two different worlds

Condo w a garage.

I have a house now, but I came from a condo that had a lot of nice amenities for the POA dues.

House is a lot more work, but the garage is nice.

Im debating the same. I want to turn my first buy into a rental, so im thinking a condo/TH may be easier. But I really want a house.

I think it partly depends on your HOA fees for either.

For example, here in Oxford, my HOA fee is 230 a month. its a nice complex.

People look at me weird when I tell them how high that is but in includes

Water
U-verse
Lawn maintenance
Pest Control
General upkeep on the roof/building

SO to me, I'm not getting gouged but getting great value for what I pay for .

two things about condos...1) how many renters vs. owner occupied units in the complex. If it's over 50% renters, you have to have a cash buyer to sell it. and living that close to a bunch of renters impacts the community culture for the owners. 2) HOA fees and assessments versus value and how healthy is the bank balance of the HOA. If they don't have a lot in the bank, you'll be hit up for assessments. If the budget has a lot of room for maintenance and repairs. The same people do the thankless job of serving on the board every year, so you hope they are reasonable and rational.

That's the thing about a condo or duplex. What can you do if you have shitty neighbors?

I like condo life, easy upkeep, get to enjoy a pool, significantly cheaper than a house in the same neighborhood.

That totally depends on location and timing.
Other factors on deciding need to include your age and preferred lifestyle.

When I sold my old house I bought a condo with a garage and boat slip, and bought a rental duplex using the profits from the old house.

If you dont want a yard, a condo with garage is great for a guy with hobbies and stuff.

When I was divorced I rented a condo with a garage, it was a wonderful setup, now that I am retired I want to unload my house and get a similar setup, life is too short for home maintenance and yard work.

Well said. I pay $260/month over in Turnberry. This includes cable, internet, pool, gym, lawn care, and a gated community. Also, don't underestimate that condos usually always offer a giant savings in homeowners insurance as the complex dues cover the outside of the home!

I'm over at Esplanade and I wish we had a pool, however there is a really nice pond in the back of the complex that few people know exists and my unit sits right on the water .

If you ever need my card to go swimming you let me know! I coach the swim team here and I avoid pools wherever I go! Lol
