4.25% down to 3.0% no points and ~$2,800 cash to close on a 30 year. Talking to my lender he said I was lucky I pulled the trigger and locked in my rate on 26 FEB, because rates aren’t going anywhere and are parked at 4.5-4.8% right now because there’s zero appetite for MBS right now with investors. He stated he thinks we are going to be here for awhile and may even see 5% shortly. Just a little anecdotal information to end your Friday.

Well your lender couldn't have been more wrong when saying that we are parked today in that range. We will continue to see volatility up and down in the current market we are in.

Any guess as to what will happen to rates later in the year, once the COVID shutdown is over?
