Buying Raw Land as Investment

I made my first offer on raw land today. (verbal agreement)
Its in the Ozarks Mountains, flat river bottom, 90% woods to pasture, 50% cedar 50% hardwood, 2 small creeks, 1 small pond, plenty of deer & turkey. The pond area is slighlty clear, so I can plant corn or food plots. Really want to farm just enough to cover part of the mortgage payment. Livestock/Row Crops possibly.
The reason for buying the land is for investment purposes. I was hoping to make a little supplemental income off the land for making payments, but I don't have to go that route. I paid off my truck this year & going to apply those funds to this land deal. If livestock & crops are too much trouble it's fine. I will focus on having a nice place in the woods to share with my family.
A homemade cedar log cabin would be cool.
I was pre-approved for the loan, my offer was accepted, just waiting on the lender & loan process.

Ozarks are beautiful. I have a place up there a ways out of Clinton. Enjoy it!

How many acres?

It's 40 acres, about 10 minutes from the stadium. Really good investment opportunity

Yea I have about 25 up there on the little red. My uncle has about 400. Too rough to farm and living in BR doesn't allow us to tend to it enough. Love going there and getting away from all the go go go. No phone service on my land so good excuse to ignore the world

Also they found gas on the land so we are getting lease and royalties off of it. Cabin and land pretty much paid for. Lucked out on the whole deal

Congrats on the purchase. It sounds like you will enjoy the land and be able to churn out a little bit of income.

Congrats for the purchase. That is one of my goals too. Really would love some recreational land.

How to you plan to make supplemental income?

You will have to pay taxes and insurance (liability).

40 acres and 90% is woods. There won't be much supplemental income unless you harvest some timber. 4 acres of marijuana could have some potential.

I look at similar land weekly and want to buy it. I found 40 acres in Missouri that I loved and was price of a new vehicle. decided I needed a vehicle more.

Will be moving to a new house in 2 years and plan to do 100k worth of additions on it so investment land will have to be put on hold

Congrats on the purchase. The Ozarks are one of the prettiest places in the country in my opinion.

However, I don't think it is wise to look at this as an investment.

I'm not sure about the investment value, but land is a great purchase. I have some land in Fannin County, Texas (N/NE of Dallas). I have it leased (for not much money) to a man who runs cows on it, and he keeps up the fences, pastures, etc. I go out and ride horses on it and mostly like to just muck around the place, as there is always something different every time I go out there.

If you have some really nice land that you enjoy, you probably won't ever want to sell it anyway.

I would love to own a ranch in Montana, away from it all, but I doubt that will ever happen.
