I find it mind boggling that cookie cutter, bare bones spec homes are listing at $140-155/sqft as a 1700sqft 4 bed / 2.5 bath.

It's all perspective. Obviously these houses are moving and appraising, so market supports pricing. Can't speak for LA market but here in Middle TN we don't budge on new construction at the moment, demand far outweighs supply. We are seeing appraisers dig in a little to curb gouging, mostly on existing construction vs new.
It's all perspective. Where I live 250k gets you a nice 1/2 acre lot. In NYC, it gets you a parking space.

Agreed. I am coming to terms with accepting that no matter how outlandish I think the situation is, the market is demanding these prices because they are selling faster than they can throw them together.
For some, the area is a "hot" new spot to be in and that is what is driving the prices. For me, they are traffic nightmares that steer me even further away along with the pricing, although they do have their good qualities. My perspective vs. others though..

If you're not already using it, download the Zillow app. it's a pretty comprehensive tool that shows most all listings, including some FSBO. The filter feature is nice and it's very user friendly.

I ended up getting my offer accepted on Saturday morning for a house in North Bossier @ 122/sqft with a little over 1/2ac lot size.
Previous owners are military and are in the process of moving to Korea so they were ready to sell.
