Rates in March were going for 4.25-4.5%. Are they even lower now?

They are for terms under 7 years for the balance range I was just quoted.
Fixed were from 3.4- ~4.0 for 5-10 years.

I know there are many variables, but how do the loan underwriters tend to view someone's earnings when they recently switched to a 1099 work arrangement (as opposed to w2)? Do they want that kind of income to be consistent for a certain amount of time? Excellent credit.
