Thinking about adding a room in the attic...

It already has floorboard. Probably about 400 sq feet. Would have to add stairs, heavily insulated ceiling and walls. Been told I'd need a separate AC.. I'm only considering it really for the additional sq footage when we ever sell the house (eventually). Someone said i'd have to add a "window", (forgot what its called) so include that. Good carpet.
Can anyone give me a guesstimate on costs, or any suggestions?

Confirm that the joists are sized for the load you will place on them even though it has floor board. Normal joist span doesn't consider a second floor unless it was planned ahead of time. Furniture loads and any other loads need to be considered. The joists at a minimum would likely need to be sistered. We did my buddies attic about 20 years ago and just sistered the joists and it still stands today, but not all turn out that way.

I wouldn’t do it, unless you will actually use the space. I have got a bonus room above my garage, and no one ever goes up there. Also, the cooling problems are a real thing.

I wouldn’t do it for resale value…is their enough height up there. Probably a lot of work, and will be costly.
You may get an extra $10k out of it when selling… would that be worth it?
