Soliciting Advice: Flooring for 800 sq ft High Rise Condo that will be Rental

I recently bought a 800 sq ft 1 bed +1.5 bath condo in a "luxury" (their adjective; not mine) high rise from my Landlord (been renting for a while but they offered me what I thought was a good price to buy + no realtor fees/low fixed interest rate).

The bedroom carpet needs to be replaced and there is cheap faux wood flooring in the main living area (12+ years old) that is showing its age and lack of quality.

With that said, my plan is to move out in less than a year and it will be a rental property for me.

I'd love to put down a single hard floor service throughout - so I don't have to clean/replace carpet when each tenant moves out down the road. I'd rather pay a bit more upfront now if I know I will get a longer life out of it.

Open to any suggestions as I am really dumb with this type of stuff but find all of the other threads and your input super helpful! Thanks in advance!

If it were mine, I'd tile the whole thing. They make excellent looking faux wood plank tiles in many shades and textures and no matter what you go with, 800 sq. ft. is not a huge space to cover, especially if empty at the time.

The cost and time to install will depend on if it is going over a wood framed building with a wood subfloor or on a concrete slab.

I wouldn’t do wood floor in a rental. Look at something like luxury Vinyl first OP, it will be the cheapest and fastest to install. It’s a lot more waterproof then a real wood floor. Tile is more bullet proof but more expensive and takes longer to install, also more permanent so harder and more expensive to replace.

This... the Vinyl plank is super durable. I put it in my house after the flood and I've been very pleased.

For a rental I would do wood look tile if the price isn't an issue. If it's a bit much for you, LVP for sure. If concrete subfloor should be smooth and lay very nicely and easily.

I put luxury wood vinyl in my condo two years ago. I have tried to scratch it on purpose to no avail.

It still looks as good as the day I installed it. Waterproof, dog proof, a no brainer for a rental property.
